Pridemark will assist in the selection of project consultants, as needed. Pridemark contractors have experience with many of the top consultants in the area including architects, engineers, and interior designers.
2nd –Development of Plans –
During the development planning stage, Pridemark will continuously assist all consultants. This includes contributions from our stable of subcontractors to assure the best means and methods to help achieve the desired results within budget.
Prior to Ground Breaking-
Set up accounting procedures ,including a trust account for each project
Complete bidding process
Provide detailed spreadsheets of expenditures
Create project schedule
Secure all permits and necessary approval letters
Prepare priority decision list to be distributed to the necessary consultants
Set up job safety procedures
Attend required meetings with city officials
Coordinate planned development with local utilities companies and complete checklist for necessary infrastructure and required submittals
During Construction-
Maintain construction schedule
Track priority decision making list
Coordinate weekly meeting with clients and consultants
Submit weekly reports containing meeting notes
Provide weekly photo documentation and remaining action items
Secure all long lead time items
Photo Documentation-
Provide still photos throughout construction
Create 360 degree virtual x-ray video of interior prior to hanging dry wall
Project Closeout-
Schedule finishing phases and coordinate all completion aspects of the project
Complete necessary interior and exterior punch lists
Track punch lists to completion
Secure all final documentation- including final invoices and releases
Submit as-built and red-line drawings
Present any closeout requirements to lenders
Warranty and Customer Service-
Submit complete warranty manuals - including manufacturer’s warranties, model number, signed inspection cards, and civil engineer’s final reports
Set up customer service logs for any specific needs
